When Your Home is Not Selling, Look in the Mirror

Your beliefs, actions, decisions and choices are at cause for your home sale.

Get back into the driver's seat.

Do you find yourself blaming your realtor, your neighbors, the market, your ideas, the bank, or the previous owners? Maybe you even blame your kids for all those crayon marks you never painted over that you don't feel like dealing with today.

Stop and take a look in the mirror, and find the source of the issues around your home not selling.

Let go of the resistance. Here are some ways to break through your resistance:

Invite four realtors to come over and give you a mass critique of your home sale. Get them competitively arguing about how to best sell your home. Take each idea and toss it around before tossing it out. I mean, consider each idea. You don't have to do every single thing (nor can you, most likely) but at least use the brainstorm session to take away what could be on point.

Ask a realtor to take you to the other homes for sale in your price range.

Come home and make sure your home is the best for its price.

If you can't improve your home to make sure it is the best for its price, drop the price so it is the best for its price.

If you have already cleaned, de-cluttered, staged, prepped, given it curb appeal, lowered the price to stinky way below what you thought you would ever consider, then go back and get with a financial planner. Is this the right time to sell your house? Can you keep it with financial plans in place?

Stop worrying so much about the marketing and the signage and the open houses and the exact way in which everything is being done. Look again around you at what is available, and make sure yours is better.

As long as yours is better, it will sell, if any homes do sell.

If no homes are selling in your price bracket, you may need two to three years and this still may be considered "good." So look at what homes like yours have taken in terms of time.

Then, go out on a limb and hire a Feng Shui expert to come in and do subtle changes to the energy flow. What have you got to lose? If you don't want to hire one, become one. Here's one book that might help!

Don't give up hope. Where there is a seller, there is a buyer. Let the buyer find your house. Get out of its way.
