Your beliefs, actions, decisions and choices are at cause for your home sale.

Get back into the driver's seat.

Do you find yourself blaming your realtor, your neighbors, the market, your ideas, the bank, or the previous owners? Maybe you even blame your kids for all those crayon marks you never painted over that you don't feel like dealing with today.

Stop and take a look in the mirror, and find the source of the issues around your home not selling.

Let go of the resistance. Here are some ways to break through your resistance:

Invite four realtors to come over and give you a mass critique of your home sale. Get them competitively arguing about how to best sell your home. Take each idea and toss it around before tossing it out. I mean, consider each idea. You don't have to do every single thing (nor can you, most likely) but at least use the brainstorm session to take away what could be on point.

Ask a realtor to take you to the other homes for sale in your price range.

Come home and make sure your home is the best for its price.

If you can't improve your home to make sure it is the best for its price, drop the price so it is the best for its price.

If you have already cleaned, de-cluttered, staged, prepped, given it curb appeal, lowered the price to stinky way below what you thought you would ever consider, then go back and get with a financial planner. Is this the right time to sell your house? Can you keep it with financial plans in place?

Stop worrying so much about the marketing and the signage and the open houses and the exact way in which everything is being done. Look again around you at what is available, and make sure yours is better.

As long as yours is better, it will sell, if any homes do sell.

If no homes are selling in your price bracket, you may need two to three years and this still may be considered "good." So look at what homes like yours have taken in terms of time.

Then, go out on a limb and hire a Feng Shui expert to come in and do subtle changes to the energy flow. What have you got to lose? If you don't want to hire one, become one. Here's one book that might help!

Don't give up hope. Where there is a seller, there is a buyer. Let the buyer find your house. Get out of its way.

Have you ever walked into a house and felt stifled or uncomfortable?

Here are three keys to selling your house by clearing out unwanted energy.

Key # 1: Don't be attached. You are selling the house, after all. Don't beat yourself up over it. Just walk through each room and open the doors. Ask all the unwanted negative disgusting crappy old feelings, insecurities, fears or pain to leave.

Key #2: Light candles and blow them out. Go through the house and light candles scented with something you personally like. I like the Dollar Store for candles. Light them and ask "mentally" for the flames to clear out old energy. In the asking you set the intention. You don't even have to really get how. You just see it done, ask, and then blow out the candles. Then, go around and do it all over again. Light them all, open the windows, ask any negative energy stored in the house to take a hike, and blow out the candles. If you can light them a third time, wait for about an hour, then blow them out again.

Key #3: If you have toxic people in your family, or people who have been through a really tough time, have had lots and lots of worries, or spent time ruminating negative thoughts about others, you may have to really step this up. Get rid of any furniture they sat on or slept in. Get rid of any clothing that they wore. Get rid of all art, storing if you are moving somewhere else and can't actually get rid of it! Just clear the house of belongings of people who had a lot of toxic energy. Even I have toxic days, despite my sunny nature.

This will help you clear the space, open up for new energy, open up to a greater number of buyers who won't be inadvertently turned off but won't even possibly understand why. The greater the number of buyers who are interested in your house, the easier it will be to sell.

These are some of the secrets I have used to sell houses quickly.

1. Think a lot less about the amount of money you need to put into your house to prepare it for sale, and think more about clearing the space of your negative energy and emotions.

2. Remove anything religious from your house. Trust that the faith you have is strong and you can prepare to make your next home sacred, if you are religious or spiritual.

3. Anything that could exclude a buyer by being too much about your personality and too little about the house should be cleared from the house.

4. Remove everything from the walls. Give the walls a fresh coat of paint if they deserve it. Look on craigslist.org for free paint under "free stuff" if you're on a major budget.

5. If your books or videos or games are too interesting, put them into storage. You'll be served best if the buyer focuses on your house, not your choice in books. I've seen buyers go up and read the trophy names and dates and look at winning race photographs, spending lots of time on that. They won't leave thinking about the house if they spent too much time on your stuff.

6. Clear out clutter and big pieces of furniture that block the energy. Energy blocks are often created by book shelves or dressers. Move things out of aisles and hallways. Make your hallways, aisles, bathrooms, kitchen, dining areas all look as big and spacious as possible.

7. Get rid of all the junk in your closets. People often want to buy a house so they have more room. They have a new child, or they want more room for more stuff. If your house seems too crowded for your stuff, it works against you in the long run. Make the buyer feel like "wow, they have so much space, I would like to have that much space."

The more you clear your energy from the house, the more quickly it will sell.

A friend of mine asked me for insight into selling his house. It's a $1 million home in Canada, and it's hard for his family to part with it. Here's what came up and how I coached him:

Get completely into your next place. Not as a “550K” place but as the next place where there can be light, love, family, warmth, joy, security, centered-ness, release of worry over finance, a new way of being. Just really get into that next space. See it, feel it, embrace it, warm to it. Think of what could be good, where it could be, where you feel good, where you feel joy, some kind of peace around it.

As you completely let go of the current house as a nonfit for your life, just buy into the fact that, in your mind’s eye, this will free the house to emotionally get connected to someone else. Clear all the walls. Every single thing from every wall. Art blocks energy to connect with the house. Money is attached to emotion. New person to be emotionally connected to your house needs freedom to see their furniture, their everything moved into the house. I do more than de-clutter and more than “stage” because you don’t want too much crap in the house that blocks the new person from getting emotionally into the house.

When I look energetically at you and your family now, I see a lot of tears. It actually feels kind of gut-wrenching to leave the house. What this tells me is that you want to have all of the family completely not in the house when it is being shown. It’s just too hard. The buyers will see the sorrow in the eyes of your family.

Then I see you have the opportunity to be a leader for your wife and children, the emotionally calm leader who shows them how to be in this next space with grace.

Meanwhile, what I do is go into every room and say to every piece “are you going to help this house sell?” and make every item in every room stand up to that test. The difference might be $100,000! or $35,000, all of which will help you in your next house. I had one client who was very attached to this huge exer-cycle. It took up a whole little family room. Not kidding. They moved it. They got $30K more than the next door (same design) house that was cluttered. She also moved all of her rug art off the walls as it was very tailored to her taste and not necessarily the taste of the typical buyer in her neighborhood. I can still remember her face when I made the suggestions!!! Boy she did not want to move her stuff out.

One extra bonus thing you can do is go through and “smudge” the house of your family’s energy. Just walk through with the intention of getting rid of personalized energy, freeing the house to fly and soar and lift you up by generating as much income as is possible to help you into your new home. I also go through with all the windows open and ask to free the house and clear the house of any residual negativity camping out, or any bad icky blicky blch.

If you can really help clear the space, what happens, is the new buyer is lining up to buy the house right now even. Energetically, the new buyer is peeking over, conceptually, dreaming about your house. As your house becomes more available, the new buyer will start to get attracted to it so that when they walk in it is this easy “click.”
